2026 - 2027 Dues 

• Dues statements for coming fiscal year have been mailed.  
• There is a discount available if dues are paid on or before June 30, 2026.
• The full dues amount is payable after June 30 and on or before December 31, 2026
• On January 1, 2027, a 10% penalty will be assessed on the full unpaid amount(s).

How to Pay

• Online:  Return to www.gemlakes.org.  Click on the RED BELL in the upper right corner. Choose “Annual Dues Payment.”  Complete the transaction with a credit or debit card or ACH draft from your checking account.  There is a fee for the online transaction in addition to the dues amount.  If paid by credit or debit card, the fee is $7.81.  If paid from your bank account using ACH, the fee is $3.00.

• Pay on or before June 30,2026:   $211.40 per property.
• Pay after June 30 and on or before December 31, 2026:   $221.00 per property.
• Pay after December 31, 2026 (10% penalty incl.) is:   $243.10 per property
